Moving to Calgary: Neighbourhoods & Homebuying Preparation

Start with your commute, school needs and move-in timeline, then narrow down neighbourhoods and properties. Plan your research and viewings whether you are moving from another province or from abroad.

Step by step

01

Define your budget, timing and everyday needs

Write down your target move-in date, work locations, space requirements and preferred ways to travel. Separate your down payment, purchase costs, moving expenses and ongoing costs, then confirm financing with a mortgage professional. Tell Vivian if you also need to sell a home or arrange temporary accommodation.

02

Compare neighbourhoods using consistent criteria

Shortlist a few areas and compare housing types, school information and daily amenities. Record questions for an in-person visit. Census profiles describe historical patterns, not current prices, available listings or the condition of a particular home. Research commuting and municipal services separately for surrounding municipalities such as Airdrie, Cochrane, Chestermere and Okotoks.

03

Verify schools before committing to a property

Use the full address, your child’s grade, intended start date and program requirements to check the school authority’s tools and obtain confirmation. A school located in a community is not necessarily the designated school for every home there. Proximity does not guarantee admission. Keep the date and details of the authority’s response.

04

Turn online research into focused viewings

Agree on a shortlist, video-viewing priorities and in-person follow-up with Vivian. Investigate workday travel, transit connections, the walk to the stop and everyday shopping routes. Prepare inspection, permit, insurance and document questions for the relevant professionals to verify.

05

Work back from possession day

Once transaction dates are established, confirm documents and deadlines with your lawyer, lender and insurance professional. Coordinate movers, key handover, utilities and school registration. Treat unconfirmed dates as provisional and keep accommodation and storage alternatives in case plans change.

This is a planning framework for a move and property purchase. Financing, contracts, insurance and school arrangements require confirmation for your circumstances, the property and current authority requirements.
