The homebuying process in Alberta
Start with your budget and daily needs, then compare homes, review information and prepare for closing.
Step by step
Define your budget and priorities
List your down payment, monthly housing costs, closing expenses and maintenance reserve separately. Discuss financing with a mortgage professional and prioritize your commute, space and timing.
Explore communities and schools
Visit communities at different times and try your commute. Verify school arrangements with the relevant school authority using the exact address, and consider shopping, transportation and everyday amenities.
View homes and note questions
Look beyond finishes to the roof, equipment, basement and maintenance history. Ask an inspector to assess technical concerns; review condominium documents and fees separately where applicable.
Understand the offer
Discuss price, deposit, included items, condition deadlines and possession with your agent and lawyer. Consider financing, inspection and document review conditions for the particular transaction before signing.
Complete due diligence and conditions on time
After acceptance, pay the deposit as the contract requires and arrange final financing, inspection and any condo document review. Confirm written notices for satisfying or waiving conditions with your agent and lawyer before the deadlines. Preapproval is not final financing approval.
Prepare for closing and moving
Coordinate with your lawyer, lender and insurer, and provide the balance and costs as your lawyer directs. Arrange utilities, internet, movers, address changes and keys; check possession requirements under the contract and retain your documents.
