The home-selling process in Alberta

Plan your sale from property preparation and pricing through marketing, negotiation and possession.

Step by step

01

Set your timing and preparation budget

List your moving timeline, mortgage arrangements and repairs. Assess cleaning, decluttering and small repairs individually. Compare cost, timing and need before major renovations, without assuming a fixed return.

02

Develop a pricing strategy using comparable sales

Consider condition, size, location and recent comparable sales together. Start with the website’s sold-sample model range, then discuss a listing strategy and an on-site review with Vivian using current market information.

03

Understand the representation agreement

Before signing, review the services, duration, compensation calculation and responsibilities. Ask about amendment or termination terms and keep the signed documents.

04

Plan presentation and marketing

Discuss photography, property information, appropriate listing channels and viewing arrangements. Review feedback together before adjusting presentation, repairs or pricing.

05

Evaluate each offer in full

Look at deposits, financing or inspection conditions, included items and possession dates as well as price. Ask your agent and lawyer to explain terms and deadlines before accepting or countering.

06

Track conditions and deadlines

After acceptance, provide access for inspections and supply documents as agreed. Confirm the deposit, condition dates and written notices with your agent and lawyer. The contract and professional advice determine when the sale becomes unconditional and its legal effect.

07

Prepare for closing and retain your records

Confirm title, mortgage payout and adjustments with your lawyer and coverage timing with your insurer. Arrange moving, utilities and keys, deliver the property as contracted and retain sale records for tax reporting.
