Flood risk and home protection in Calgary

Check flood information for a specific property, understand different sources of water damage, and plan for drainage maintenance, insurance and emergencies.

At the review date, the City states that updated regulatory maps and proposed bylaw amendments have not been adopted. Development applications remain subject to the current Land Use Bylaw. New risk studies and proposed zones inform risk awareness; they are not, by themselves, rules already in force. Visit the official resource ↗

Three different questions to ask

Risk mapping

Which locations could be affected under the mapped flood scenarios? Check the property and map legend rather than classifying an entire neighbourhood as safe or at risk.

Current planning rules

Which requirements apply to construction, additions or basement and suite alterations? Check the current bylaw and confirm property-specific requirements with the City.

Current conditions

What are river levels, flows and alerts today? Static risk maps do not replace live information and official emergency updates.

Step by step

01

Locate the property and read the map layers

Review the legend, scenarios and data notes alongside current regulatory information. A home outside a mapped river flood area can still face surface runoff, groundwater or sewer-backup risks.

02

Include water damage in your due diligence

Ask about previous flooding, leaks, sewer backups and repairs, and request available repair and permit records. Have the inspection address basement moisture, grading, sump equipment and backwater protection. Confirm current requirements before planning alterations.

03

Ask about each type of water coverage

Discuss overland flooding, sewer backup and groundwater separately with an insurance professional. Confirm exclusions, deductibles, limits and property eligibility before purchasing; additional coverage is not automatic or available for every home.

04

Maintain drainage and protective equipment

Keep safely accessible gutters and drains clear. City guidance calls for downspouts to discharge into suitable landscaping at least 1.5 metres from your home and neighbouring homes. Maintain sump pumps and backup power as instructed; use qualified help for backwater-valve servicing.

05

Make a household emergency plan

Prepare supplies for at least 72 hours and plan communication and evacuation arrangements for family and pets. Keep important documents and valuables above the basement where possible. Follow official updates and call 911 for immediate danger.
